Step 1 of 3: Equipment
A single-story brick ranch house with a gray shingled hip roof, white-framed windows and basement windows, fronted by a wide asphalt driveway with sun glare, surrounded by green lawn and leafy trees under a bright hazy sky.

A mini-split compressor that ran all of May through September has been starting and stopping through real heat, and the contactors, capacitors, and refrigerant lines each carry that history in their own way. Homes in Greene County, MS run cooling about five months a year, from May through September. When a contractor opens a unit for a repair, worn contactors and a weakened capacitor are the first things they check, because those components absorb every start cycle the compressor makes. A unit that has been undersized or low on charge since installation will show damage in those parts well ahead of one that was sized and commissioned correctly.

Half the homes in Greene County, Mississippi were built in 1987 or earlier (2020-2024 ACS 5-year). A mini-split that has been running in a house from that era carries a repair history inside it. When a contractor opens the unit, what decides the scope and the bill is the condition of the compressor, the state of the refrigerant charge, and whether the parts the system takes are still in production. Those are not questions answered from the outside. They come from what the opened equipment actually contains, and in housing stock this age, the answers vary enough that two units on the same street can produce different repair paths entirely.

The Parts of a Mini-split a Contractor Checks During Repair

Isometric cutaway illustration of a small house with a dark shingled roof, showing two wall-mounted indoor units connected by lines running to an outdoor condenser unit beside the building.

The indoor air handler mounts high on an interior wall and is where most visible problems show up first: ice on the unit, water dripping, weak airflow, or unusual noise. Inside it sit the evaporator coil, the blower wheel, and the filters, any of which can be the source of a fault. The outdoor condenser unit houses the compressor and condenser coil, and a failed compressor or refrigerant leak in the coil will stop the system from conditioning air at all.

Running between the two units is the line set, a bundle of refrigerant lines, a condensate drain line, and electrical wiring that passes through a small penetration in the wall. A slow refrigerant leak often traces back to a fitting or a bend in that line set. On the outdoor unit, the capacitor and contactor are small electrical components a contractor checks early, because they fail independently of the compressor and are straightforward to replace.

The drawing alongside shows a typical mini-split layout, and a licensed contractor determines which components apply and need attention in your specific home.
